1. Introductory Provisions

1.1. These General Terms and Conditions (GTC) govern the contractual relationship between the accommodation provider (Ing. Robert Křenecký) and the guest (customer).
1.2. These terms apply to accommodation at Rezidence Vestonice (Horni Vestonice) and Apartment C16 (Mikulov).
1.3. Both Rezidence Vestonice and the Mikulov apartment operate under a "Strictly Adults Only" policy. Accommodation for persons under the age of 18 is not permitted.

2. Reservation and Contract Conclusion

2.1. The guest sends a date inquiry via the web form or e-mail. The contract is concluded when the provider confirms the reservation via e-mail and the guest pays the reservation deposit.
2.2. The reservation deposit is 50% of the total price of the stay. The reservation is considered binding only after the deposit has been credited to the provider's account.
2.3. By paying the deposit, the guest confirms that they have read and agreed to these GTC, the cancellation policy, and the house rules.

3. Prices, Balance Payment, and Security Deposit

3.1. The balance payment (remaining 50%) is due by bank transfer at least 14 days before arrival, or in cash upon arrival by prior agreement.
3.2. Refundable Security Deposit: Upon arrival, the guest is required to pay a refundable security deposit of 3,000 CZK (or 120 EUR) per apartment in cash.
3.3. The deposit serves as a guarantee against potential damages (including damages caused by unclosed skylights/roof windows), excessive cleaning requirements, or violations of house rules (e.g., disturbing the peace). If the apartment is returned in proper condition, the deposit will be refunded in full after departure via instant bank transfer to the guest's account.

4. Cancellation Policy

In the event of a reservation cancellation by the guest, the following cancellation fees apply (calculated from the total price of the stay):

5. Rights and Obligations

5.1. The guest has the right to use the apartment and common areas (pool, bicycle storage) in accordance with the house rules.
5.2. The guest is obliged to observe quiet hours from 23:00 to 07:00. The premises are for relaxation; loud celebrations or parties are strictly prohibited.
5.3. Environment and Noise: The guest acknowledges that the properties are located in an authentic rural environment (sounds of animals, neighboring gardens, church bells), which the provider cannot influence and do not constitute grounds for a complaint.
5.4. Smoking is permitted exclusively and only on the outdoor terraces. Smoking inside the apartments is strictly prohibited and is grounds for immediate termination of the stay without refund.

6. Refusal of Accommodation and Termination of Stay

6.1. The provider has the right to refuse accommodation (or terminate the stay immediately without refund) if:
a) The guest arrives accompanied by children without prior agreement (violation of the Adults Only policy).
b) The guest is under the influence of alcohol or other addictive substances during check-in.
c) The guest behaves aggressively or grossly violates quiet hours and public order.

7. Data Protection and Disputes

7.1. Guests' personal data is processed in accordance with GDPR regulations. Detailed information can be found in the "Privacy Policy" section of the website.
7.2. Any disputes shall be resolved amicably between the provider and the guest. The guest has the right to out-of-court settlement of a dispute at the Czech Trade Inspection Authority (www.coi.cz).
